In brief, the people in Goodson & Red believe that despite of the growing number of prospects and opportunities on real estate market, the dark winter months are still to come. The bottom is very close, but heavy decisions are better to be put off until the spring. It is worth keeping an eye on the dangerous signs in the recovery of global economy as the bottom has been reached greatly due to the interference of government and central banks. Also in our own small “sandbox” not all the impacts have revealed themselves and not all changes have taken place – unemployment is still growing and the subsidy payments to people who lost their work in the beginning of 2009 are now terminated.

Undoubtedly, the current trends are useful in the long run and also the market seems to recover – supply as well as vacancy is decreasing, the rental-income ratio has improved substantially for consumer, renting is a serious alternative for searchers and therefore the rentals have stabilized. However, the pressure deriving from general economic environment still remains. The team of Goodson & Red is worried about the fact that the real estate value-price ratio is not balanced which makes investing into real estate a speculation.

The active team of Goodson & Red has decided to revive the resource centre TallinnProperty.com that one of the agency’s partners Darren Goodson created in 2005 to share information and advice to his fellow countrymen about Tallinn’s real estate market.
